Many HSR buildings have an office downstairs and flats above. So we often do both kinds of repair in the same street on the same day. Downstairs it is a cabin or entrance door that no longer shuts on its own. Upstairs it is a shower whose hinges or seals have gone. Neither is usually a glass problem.
What tends to fail, and when
On an office door it is the floor spring (the part under the door that pulls it shut). A door in constant use slowly wears out, and you notice slamming, drifting open, or a door that will not shut. Loose clamps, and a lock that no longer meets its catch, cause most of the rest.
In a bathroom it is the hinges, then the door seal, then the silicone. The glass is almost never the problem.
In both cases a photo, or a short video for a door, usually tells us what has failed before anyone travels. So the right part is on the van the first time, not the second.
Broken glass, and what happens next
The first visit makes it safe. We take out the loose glass and board or cover the opening, so an office stays usable and a home stays secure.
We make the new panel separately. Toughened glass (safety glass) is cut and drilled before it is made, and nothing can be done to it after. So a made-to-size panel takes a few working days.
A chipped panel is worth replacing, not watching. Damage to the edge takes away the strength the toughening gives the glass. When it breaks, it breaks all at once, with no warning.
