A lot of BTM housing was fitted out fast and cheap when it was built. The parts that were going to wear out have now worn out. That is most of our repair work here. Sliding shower doors off their track. Hinges rusted through. And on the main roads, shop doors whose floor springs have given up.
Sliding doors, and why they come off
A sliding shower door runs on small wheels, called rollers, inside a track. When it starts to catch, jump or come off, it is nearly always the rollers or the track. Sometimes the track was never set level when it went in.
We check the level before we put anything back. Put a door back on a track that is not level and it slides open on its own and comes off again within months.
Where rollers or a track need changing, we match them to the weight of the door. Not the lightest part that will fit. That is usually why it failed the first time.
Shop doors on 16th Main and Madiwala
A shop door on these roads is opened far more often than an office door. The floor spring that controls it wears out over time.
When it starts to slam, slide open or catch on the floor, that is the spring, not the glass. Changing one is usually a two to three hour visit. Our van carries the common closers, clamps and handles.
