A brand new frameless glass door in Bengaluru costs about ₹24,000 before GST for a standard 3 x 7 ft door. That includes the glass, the floor spring, the clamps, the lock, the handle and the fitting work. Maybe the glass is still good and only the fittings have worn out. Then a full fitting set is about ₹10,000. A door is the one part of a glass job that is better priced per door, not per square foot. This page explains why.
What you are actually buying
Four things, and only one of them is glass.
A toughened glass leaf, with all its holes made before it was toughened. Toughened glass is safety glass. A way for it to swing. That is either a floor spring set into the floor with a top pivot, or a pair of hinges hung off a fixed glass panel. A lock, if it needs one. And a handle.
On a partition job we put the door into the per square foot rate. On its own, whether it is a new door or a replacement, we price it as a door. The fittings and our team's day are most of the cost. The glass area barely changes the number.
Who needs a door priced on its own
Shops and restaurants whose front door has started catching on the floor. Offices where a cabin door has dropped and no longer locks. Anyone whose floor spring has started leaking oil. That is the usual reason a heavy glass door suddenly starts slamming. And anyone adding a door to an opening that was left open when the space was built.
On Church Street, Commercial Street, and the Koramangala and Indiranagar restaurant areas, these are our most common repair calls. A shop or restaurant front door is opened hundreds of times a day. Door closers wear out. They do not last forever.
The three usual jobs, and what they cost
A brand new frameless glass door: about ₹24,000 for a standard 3 x 7 ft leaf in 12mm glass. That includes the floor spring, top pivot, clamps, lock, handle and fitting. About ₹8,600 of that is the glass, and about ₹10,000 is the fitting set. This is why we price a door per door, not per square foot.
A fitting set into glass that is still good: about ₹10,000 for the full set, or single parts from the table below. This is the job when the glass is fine and only the fittings have worn out.
A floor spring on its own: ₹3,900 for a normal duty unit, and ₹5,500 for a heavy duty one, supplied and fitted. This is the fix for a door that slams, drifts open, or no longer stays where you leave it.
How the fitting works
A floor spring sits in a metal box set into the floor. If there is no box there already, we have to cut the floor. In a finished space, that is the part worth planning for. We drill tiled and stone floors and repair the surface after. Bare concrete is easy.
We then hang the door, level it, and set the spring for its closing speed and the final latch.
That setting matters more than it sounds. A glass door set even a little bit wrong will either fail to close, or bang shut. It is the most common complaint about badly finished glass work.
How long it takes
Changing fittings on existing glass is normally a two to three hour visit. So is changing a floor spring inside an existing box.
Cutting a new floor box into a finished tiled floor takes about half a day. Then it needs setting time before we can hang the door. That usually means a short second visit.
A brand new door needs the glass made first. That takes about three to five working days after the measuring visit and the advance. Then a day to fit.
Glass and fittings
12mm toughened glass is normal for front and shop doors. Toughened glass is safety glass. 10mm suits most office cabin doors and shower doors. The right thickness depends on the size and weight of the leaf.
Floor springs are rated by door weight. A normal duty unit covers a typical office cabin door. A public front door used all day needs a heavier one. That is what we fit on shop and restaurant doors.
Clamps, locks and handles are steel and brass from stocked ranges, with the maker's warranty. Chrome is normal, and black costs more.
Shower doors take a proper edge seal along the closing edge. That one part decides whether the enclosure leaks.
