Sohna Road is mid-size Gurugram. The office buildings here are business parks rather than landmark towers - Vatika, Omaxe and their neighbours - usually with retail on the podium and offices above. Behind and between them are condominiums. The result is that we are often doing an office fit-out and a shower enclosure within a few hundred metres of each other, on the same day.
Retail below changes the materials route
Most office buildings on this road sit on a retail podium, and that is the detail people forget when planning a fit-out here.
Materials cannot go through the mall floor. There is a separate service route - a back entrance, a dedicated goods lift, sometimes a basement approach - and it usually has its own hours, tied to when the retail is closed rather than when your office is open.
So we ask which service route your building uses and what its hours are, at the enquiry rather than after. It decides the delivery time and sometimes the whole schedule. A fit-out planned around office hours in a building whose goods route runs on retail hours is a fit-out that will be re-planned.
Mid-size offices, and getting the sequence right
A typical job here is a suite rather than a floor plate: four to eight cabins, a meeting room, a reception. Often for a company of thirty to a hundred people, often with a small main contractor running it.
The thing that matters most is when the glass goes in. After ceilings and floors are substantially finished, before final finishes. Glass fitted earlier gets damaged by every trade that follows, and a damaged toughened panel is a remake rather than a repair, which puts three to five working days back into your programme.
We will say so if the programme puts us in the wrong place. It is a cheap conversation before the order and an expensive one afterwards.
The condominiums behind
The residential side of this road is ordinary, good work: shower enclosures, balcony glazing, and the occasional glass railing.
The two things that decide the day are the society's fit-out NOC and the service lift booking. Both usually take a couple of days, and both can run while the glass is being cut and toughened, which takes three to five working days anyway. Sequenced that way they cost you nothing.
Balcony glazing is worth checking with the society before you order rather than after. It changes the outside face of the building, so many societies here either restrict it or specify a system so the block stays uniform. Where a system is named, we will quote that one.
