The Expressway sectors run from 93 down to 150, and they carry two markets in parallel. Corporate towers - Advant, Assotech, the Sector 132 and 142 blocks - taking whole floors for fit-out. And residential towers, most of them handed over recently, where flat after flat needs a shower enclosure or balcony glass. Both are managed buildings with approvals and booked lifts.
Corporate floors: get the programme slot right
A floor in one of the Expressway towers is a proper fit-out, usually run by a main contractor, and the thing that most often goes wrong is when the glass goes in rather than what it is.
The right slot is after ceilings and flooring are substantially done, and before final finishes. Earlier and the panels get damaged by every trade that follows. That matters more with toughened glass than with most materials, because a damaged panel cannot be repaired - it is remade, and that puts three to five working days back into the programme.
We provide the panel schedule and fitting sequence up front so it can be slotted in properly, and the price separates glass, fittings and labour so a contractor can compare it against anyone else line by line.
The residential towers, and the lift everyone wants
On the housing side these are recent towers, many still working through handover, which means a great many flats are being fitted out in the same month.
The service lift is therefore the real scheduling constraint - not our availability and not the glass. Slots go early and a missed one costs a week rather than a day.
We book it as soon as the order is placed, at the same time as we start the fit-out approval, and both run while the glass is being cut and toughened. If you have other trades coming - flooring, wardrobes, kitchen - tell us, because coordinating lift slots between them is far easier than three contractors each finding the same queue independently.
Balcony glazing, and asking before you order
This is among the most requested jobs in the Expressway towers, and it is the one where the society has a genuine stake beyond noise and timing.
Enclosing a balcony changes the outside face of the building. Most societies here either restrict it, or specify exactly which system, frame colour and glass everyone must use so the tower stays uniform.
That rule is usually reasonable and always easier to follow than to fight. Ask the estate office before ordering. Where a system is named we quote that system. Where nothing is specified, we will explain what each option actually does about driving rain off the expressway side, and about dust, because that is what decides whether you are still happy with it in year two.
