The residential towers along the Expressway are recent, many still working through handover, and most bathroom work here is a first fitting rather than a replacement. That makes the job itself quick. What needs managing is the building around it: the approval, the lift, and everyone else fitting out in the same month.
Two clocks, run together
The glass clock is fixed: three to five working days to cut, drill and toughen, because the holes must be drilled before the toughening and the toughening cannot be hurried.
The building clock is the fit-out approval, the worker registration and the service lift slot - usually a few days, sometimes longer while a tower is busy.
Run in parallel they finish together, and the building costs you nothing. Run in sequence you wait a week for something that could have happened while your glass was in the furnace. So we start both at order and ask, at the measuring visit, who runs the estate office and what they want.
Coordinating with the other trades in your flat
In a handover flat you are rarely dealing with one contractor, and glass has a specific place in the order.
It comes after flooring, always. An enclosure is set off the finished floor level, and a panel cut to a level that then changes cannot be trimmed - it is remade.
It usually comes before or alongside wardrobes and after tiling, and it should come before final painting, because sealing and fixing marks the wall a little.
Tell us who else is coming and when. In a tower with a lift queue, three contractors coordinating slots is straightforward and three contractors each turning up expecting a lift is not.
Choosing between frameless and framed here
In these towers the walls are usually true and the lifts usually generous, so both options are genuinely available and the decision is yours rather than the building's.
Frameless has less metal to clean, shows the tiling, and looks larger in a small bathroom. It needs square walls, which you generally have here.
A slim frame is more forgiving of any wall that is out, seals more reliably along the base, and costs a little less.
We put a level on all three walls while measuring, because handover quality does vary between towers and even between floors. But where both will work we will show you both and let it be a choice about how you want the room to look.
