The sectors along the Dwarka Expressway - 99 through 113 - are the newest part of Gurugram, and most of it is at or just past handover. Whole towers are being fitted out flat by flat at the same time. That has one practical consequence that matters more than anything else here: you are almost never the only fit-out in the building, and the service lift is the thing everyone is competing for.
Everyone is fitting out at once
This is the defining fact of working here and it is not a complaint. A tower at handover has fifty flats being worked on in the same month, and one service lift between them.
So the lift booking is the real scheduling constraint, not our availability and not the glass. Slots go early, and a missed slot can cost a week rather than a day.
We book it as soon as the order is placed, at the same time as we start the NOC, and both run while the glass is being made. If you are also having other trades in - flooring, wardrobes, modular kitchen - tell us, because the sensible thing is to coordinate lift slots rather than have three contractors each discover the same queue.
Doing the bathroom and the balcony in one visit
In a bare flat these two jobs are naturally one job, and doing them together is the single biggest saving available here.
The costs that do not shrink are the measuring visit, the delivery, the lift booking and a day of the team's time. Whether we fit one enclosure or an enclosure plus a balcony, most of those are paid once.
So we ask what else the flat needs while we are measuring, even if you were only thinking about the shower. Two bathrooms and a balcony in one trip is a materially better price than three separate visits, and it is one lift booking and one gate registration instead of three.
Check the balcony rule before you order
Glazing a balcony changes the outside of the building, and in a tower where every flat is being fitted out simultaneously, societies here care about it a great deal.
Most have a rule and it is usually one of two: not permitted, or permitted only in a specified system, frame colour and glass so the tower reads as one building.
Ask the estate office before ordering rather than after. Where a system is named we will quote that system without argument. Where there is no rule, we will show you what each option actually does about driving rain from the expressway side and about dust, which is what will decide whether you are still happy with it in two years.
