A shower enclosure here is the cleanest version of this job. The flat is empty, the tiles are new, the walls are square and there is nothing to take out. What decides your date is not the bathroom and not the glass. It is the service lift, and how many of your neighbours want it in the same week.
Booking the lift is the whole schedule
In a tower at handover, dozens of flats are being fitted out in the same month with one service lift between them. Slots are the scarce thing, not our diary.
So the booking goes in the day the order is placed, alongside the fit-out NOC, and both run while the glass is being cut and toughened. A missed slot does not cost a morning, it costs a week, because the next free one is genuinely a week away.
If you have flooring, wardrobes or a kitchen coming too, tell us. Coordinating slots between three contractors is straightforward when it is planned and impossible when each one turns up expecting a lift.
Ordering before the floor is finished
This is the most common sequencing mistake in a handover flat, and it is worth naming.
A shower enclosure is set off the finished floor. If the tiles or the stone are going in after we measure, the floor level will change, and toughened glass made to the old level cannot be trimmed to the new one.
So we measure after flooring, not before. If the flat is on a tight programme we will happily come and look earlier to give you a firm budget, but the measurement that the glass is cut from waits until the floor is down. It is a week's patience against a remade panel and another three to five days.
Frameless, and why it is genuinely on the table here
Frameless panels are cut square and need walls that are square. In a fifteen-year-old flat they usually are not, and a slim frame becomes the practical answer whether or not you wanted it.
In a handover tower the walls generally are square, so the choice is about appearance and cleaning rather than about what the building will tolerate. Frameless has less metal to clean and shows the tiling; a frame is more forgiving and seals more reliably at the base.
We still put a level on all three walls, because handover quality varies between towers and even between floors on the same tower. But here the answer is usually that either will sit well, and you get to choose on how you want it to look.
