Golf Course Road carries two markets on the same stretch of tarmac. On one side, condominium towers where every flat eventually wants a shower enclosure or balcony glass. On the other, boutique office buildings and small corporate floors. Both are managed, both need a fit-out approval and a booked service lift, and both are entirely straightforward once that is arranged.
The fit-out NOC, and starting it early
In the condominium towers here nothing enters the building without approval. The society wants to know what work is happening, who is coming, what is being brought in, and usually holds a refundable deposit against damage to common areas.
None of that is hard. All of it takes a few days.
So we ask at the measuring visit who runs the estate office and what they need, and prepare it then. That paperwork then runs while the glass is being cut and toughened, which takes three to five working days anyway. Sequenced that way it adds nothing. Left to the day the glass is ready, it adds a week and your panels wait somewhere they should not be waiting.
Service lifts here are generous, and it matters
This is one of the easier places in NCR to fit large glass, and it is worth knowing why.
The towers along Golf Course Road are recent, and their service lifts are sized for handover fit-outs. In most of them a panel up to about eight feet goes in comfortably. That means a shower enclosure or a cabin run can usually be a single panel where in an older building it would need a joint.
We still measure the lift car, the lift door and the lobby turn before designing anything, because towers vary and a booking slot is not the same as a size. But on this road the answer is usually yes, and the design can be the better-looking one.
Boutique offices, and the lease question
The office buildings here are smaller than Cyber City and less rule-bound, which gives you more freedom and one more decision to make.
Most of these floors are leased. An aluminium-framed partition bolts to the floor and ceiling, comes apart at the end of the term, and can be re-planned if the team grows. Frameless glass on patch fittings looks better and is drilled into the structure, so reversing it means making good afterwards.
We ask how long your lease has to run before we recommend either. It is the single question that changes the build rather than just the price, and it is much cheaper to answer at the start than at handover.
