The earlier towers on this road are now ten to fifteen years old, and that is exactly the age at which the first generation of fittings gives up. Shower door hinges, window rollers, balcony door locks. The glass is almost always fine. The metal that moves is what has worn.
Shower doors that have started to drop or drip
Two faults account for most shower enclosure calls in these towers.
The door has dropped. Frameless shower doors hang on hinges that carry a heavy panel, and after years they wear and the door sits a few millimetres low. It then catches on the tray or fails to close cleanly. Re-setting or replacing the hinges corrects it and the glass is untouched.
Water is escaping. Almost always the seal strips along the bottom and side of the door have gone hard and shrunk. They are a consumable, they cost very little, and replacing them is a short job. People often assume the enclosure has failed and consider replacing the whole thing, which is rarely the answer.
Balcony and window fittings in a high tower
Fittings on this road work harder than they would lower down or further in, and the reason is wind.
A balcony door at height is pushed and pulled by pressure differences all day, which wears the rollers, the lock and the closing mechanism faster than the same door on a second floor. So a sliding balcony door that has become heavy is usually a roller problem well before it is a track problem.
We check the rollers, the track and the lock alignment before quoting anything larger. Replacing rollers on a sliding door is a short job. Replacing the door is not, and it is very rarely what is needed.
Repairs inside a building with a process
A repair takes an hour. Getting into the building takes longer, because the estate office wants names in advance and the service lift may need booking even for a small job.
That overhead is the same whether we come for one fault or six, which changes what a sensible call-out looks like.
So walk the flat before you call. The shower door that catches, the window that has become stiff, the balcony lock that no longer engages, the mesh that has torn - list all of it. One visit at a much better price than four, and one entry in the estate register rather than four.
