In a builder floor with four separate owners and no association, the common parts belong to everybody and are maintained by nobody. The stair window, the entrance gate, the terrace parapet and the external elevation all end up in that gap, and they stay broken for years because no single person feels responsible.
Getting a shared repair agreed at all
The reason shared items stay broken is rarely the money — it is that a quote addressed to one owner never gets agreed by the others.\n\nSo we will quote a shared repair in a form that can be circulated: the item, the price, and the split between floors written plainly.\n\nThat is usually what unblocks it. It costs us nothing to present it that way and it is the difference between a landing window being fixed and being discussed for another two years.
Work on the elevation when four people own it
Replacing a window that changes how the building looks from the street affects the other owners in practice, whatever the paperwork says.\n\nSo we match what is already on the building unless you tell us otherwise, and we raise it before quoting.\n\nWhere you genuinely want something different, we will provide a drawing or photograph of the proposal so it can be agreed first. Fitting it and discussing it afterwards is how these buildings generate long arguments.
The terrace, and water that lands on somebody else
The terrace usually belongs to the top floor, and anything done there affects every floor below if it changes where water goes.\n\nSo before terrace work we check where the drainage runs and whether our work alters it.\n\nAn enclosed or partly enclosed terrace with an outlet that cannot cope shows up as damp two floors down, and by then it is somebody else's ceiling and somebody else's grievance. It is a ten-minute check beforehand.

- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
