These societies are new enough that many of their rules are still being settled, and whatever the earliest flats do tends to become the precedent. That makes it worth doing external work properly and to a design that could reasonably become the standard, rather than whatever is quickest.
Being one of the first to glaze a balcony
In a society where few balconies have been enclosed, yours will be looked at and copied or objected to.\n\nSo it is worth building something that could sensibly become the approved pattern: a clean frame, a colour matching the building, and full-height glazing rather than a patchwork.\n\nWe will also put the proposal on paper for you to submit. Getting a design approved formally early on is far easier than being asked to change one that is already up.
Wind on an exposed new corridor
These towers stand in relatively open ground with little around them yet, so they take more wind than they eventually will.\n\nThat matters for anything fitted to the outside: balcony glazing, mesh frames and grilles all see higher loads here than the same items in a built-up area.\n\nSo we specify heavier sections and more fixing points rather than copying what works elsewhere in the city. It is the kind of difference that is invisible until the first strong pre-monsoon wind.
First-year faults in a new tower
In a building this new the problems are handover defects rather than wear, and they surface in the first rains and the first winter.\n\nRain finds unsealed gaps at the frame, drainage slots blocked with construction dust, and sealant applied over dust that never bonded.\n\nWinter shows up doors that bind as frames settle, and condensation on single glazing — which is not a fault at all but warm damp air on cold glass. We say which is which rather than replacing something that was never wrong.
