One visit, a whole building
In a building with eight or ten rooms there is always something: a catch, a mesh, a mirror, a door that will not lock.\n\nIndividually none is worth a call-out, and together they are a morning.\n\nSo we would rather attend monthly or quarterly and work through the list than come out for each. It costs the owner considerably less per item and it means faults get fixed while they are small rather than after a tenant has forced something.
Locks and doors in a shared building
Room doors in a let building are the most-used and least-maintained items in it, and a lock that has to be forced is a lock that is about to fail.\n\nWhen it does, the tenant is locked out or the room cannot be secured, and that becomes urgent immediately.\n\nSo a lock that has started to stick is worth changing at the next visit rather than waiting. It is an inexpensive part, and the alternative is an emergency call-out plus a damaged door.
Windows that have been forced
In shared accommodation windows get forced rather than serviced, and a sliding window that has been pushed hard for months has usually bent its interlock.\n\nAt that point new rollers alone will not fix it, because the sash is no longer straight.\n\nSo we check whether a window has been distorted before quoting parts. Where it has, the honest answer is a replacement sash rather than hardware, and we would rather say so than fit rollers into a frame that will chew them up again.
