Villas here have big sliding doors onto gardens and terraces, and those are the heaviest moving things in the building. They do more work than any window, they carry far more weight, and they are almost never maintained until they have become difficult to move. Most of what we do here starts with one of them.
Why a large sliding door gets heavy
A full-height sliding panel runs on small wheels carrying a great deal of weight, and grit in the bottom track wears flats onto them.\n\nA flat wheel drags instead of rolling, so people push harder, and pushing harder damages the track and the interlock.\n\nChanging rollers on a door this size means lifting the panel out and back, which needs enough people to do safely. It is not a one-person job, and attempting it as one is how the glass gets broken and the floor gets damaged.
Keeping the track clear, which prevents most of it
Almost all sliding door trouble starts with grit in the bottom track, and on a door opening onto a garden that grit arrives constantly.\n\nVacuuming the track every few months genuinely extends roller life, and it takes two minutes.\n\nIt also keeps the small drainage holes in the outer track clear, which is what stops water backing up and coming inside during heavy rain. Those two minutes prevent most of what we would otherwise be called out to on these doors.
Doors that have dropped, and what that damages next
Once a large sliding panel has dropped, it stops meeting its frame squarely, and two things follow.\n\nThe seal no longer touches along its length, so draughts and water get in. And the panel starts catching, which chips the frame and eventually the glass edge.\n\nSo a door that has begun to catch should be dealt with promptly rather than at the next convenient time. Re-setting it is straightforward; replacing a panel that has been dragged for a season is not.
