Raj Nagar Extension is the newest large housing belt in Ghaziabad - towers along the NH-58 side, many handed over in the last few years and still filling up. Almost everything we do here is a first fitting into an empty flat, which is the cleanest work there is. The scheduling constraint is not the flat. It is the service lift that every other owner also wants.
Book the lift when you order, not when the glass is ready
A tower still filling up has many flats being fitted out in the same month, and one service lift between them.
So the lift booking decides your date more than our schedule or the glass does. Slots go early, and a missed one costs a week rather than a day.
We book it as soon as the order is placed, at the same time as we start the fit-out NOC. Both then run while the glass is being cut and toughened, which takes three to five working days anyway, so neither adds anything to the timeline. If you have flooring, wardrobes or a kitchen coming as well, tell us - coordinating lift slots between trades is much easier than three contractors each discovering the same queue.
An empty flat is a better flat to work in
There is nothing to remove, nobody living there, and the finishes are new. That takes real work out of the job and it shows in what is possible.
Frameless glass, in particular, is genuinely on the table. Frameless panels are cut square and need walls close to true. In a fifteen-year-old flat they usually are not, and a slim frame becomes the answer whether you wanted it or not. In a handover flat the walls generally are true, so the choice becomes about how you want it to look.
We still check with a level while measuring, because handover quality varies between towers and even between floors. But here the answer is usually that either will sit well.
Ask about the balcony rule before you order
Enclosing a balcony changes the outside face of the building, and in a tower where every flat is being fitted out at once, societies here care about it.
Most have a rule and it is usually one of two: not permitted at all, or permitted only in a specified system, frame colour and glass so the tower reads as one building.
Ask the estate office before ordering rather than after. Where a system is named we will quote that system without argument. Where nothing is specified, we will explain what each option actually does about driving rain and about dust - which is the part that decides whether you are still happy with it in two years, rather than the part that decides how it looks on the day.
