Sector 128 and the Jaypee Wish Town development around it are lower density than the rest of the Expressway - towers set in landscaped grounds, villas, and a good deal of space between buildings. The work is a mix of villa fit-outs and tower flats, and the access here is genuinely generous, which affects both what we can build and what it costs.
Villas: do the whole house in one order
A villa here typically has three or four bathrooms, often a staircase that wants a glass railing, and sometimes a balcony or terrace to enclose. Treating those as separate jobs is the most expensive way to do them.
The measuring visit, the delivery, the estate registration and the team's day are paid once no matter how much glass goes in. Four bathrooms plus a railing in one order shares all of that. Four separate visits pay it four times.
So when we measure, we measure everything, including the parts of the house you have not decided on yet. There is no obligation attached to being measured, and it lets you see the whole cost properly instead of one room at a time.
Glass railings are a different product from partitions
A staircase or balcony railing is structural in a way a partition is not, and it deserves saying clearly.
A partition holds itself up. A railing stops a person falling, so the glass thickness, the fixing detail and the way the panel is clamped are all decided by that job rather than by appearance. Where a railing has no top handrail, the glass carries more and has to be specified accordingly.
We will not fit a railing to a partition specification, and if somebody has quoted you one at partition prices that is worth a second look. In a house with children it is the one place in this trade where the specification is not a matter of taste.
Generous access, and what that buys you
Long driveways, wide entrances, service lifts sized for handover, and ground-level access at the villas. This is about as easy as NCR gets.
What that buys is single-piece panels where elsewhere we would need a joint, and full working days rather than restricted windows. Both push a large job towards the bottom of our price range rather than the top.
The one thing to arrange in advance is the estate's vehicle pass for the internal roads, which most developments here require. It is straightforward and it takes a day or two, so we start it when the order is placed rather than on the morning of delivery.
