The short answer

Rain usually gets past an aluminium or uPVC window at the joint where the frame meets the wall. Blocked drain slots, the small slots that let water out of the frame, come next. Worn rubber strips around the moving part or the glass let rain in too. Most leaks are traced and sealed in one visit.

  1. The joint around the frame has cracked

    How to tell
    Water runs down the wall from a corner of the frame. You may see a crack in the filling between the frame and the wall. It leaks most when wind drives the rain at that wall.
    What we do
    We test the frame with water from outside to find the true way in. Then we cut out the old filling and seal that joint again. We repeat the water test before we leave.

  2. The drain slots in the track are blocked

    How to tell
    This happens on sliding windows. Rain fills the bottom track and spills onto the sill, the flat ledge inside the window. You find a pool on the sill rather than a streak down the wall.
    What we do
    We clear every drain slot and pour water through the track to prove it drains outside. Where the test shows a seal leaking too, we renew that length.

  3. The seals along the shutter have worn

    How to tell
    The shutter is the part of the window that moves. Its seals are the rubber or brush strips along its edges. Once they flatten, blown rain gets past and leaves a wet line along one edge.
    What we do
    We strip out the worn seals and fit new ones matched to the groove. If a sliding shutter has dropped, we level it first. New seals cannot close a crooked gap.

  4. Part of the joint around the frame is open

    How to tell
    You can see a dark slot, or even daylight, where the frame meets the wall. Dust and ants come in through the same gap. Rain gets in through it during a storm.
    What we do
    We take out loose filling and pack deep gaps with a foam cord. Then we seal the whole joint, on the outside face and the inside face.

  5. The rubber around the glass has shrunk

    How to tell
    Glazing rubber is the rubber that holds the glass firm in an aluminium frame. Sun makes it shrink back from the corners. Drops then appear at the corners of the glass, and the pane may rattle.

    We lift the shutter out, remove the old rubber and clean the channel. New rubber, sized to your glass and frame, goes in with neat corners.

  6. A uPVC window no longer closes tight

    How to tell
    The handle turns stiffly, or the window shuts without pulling in firmly. Water shows at a bottom corner. This usually means the shutter has dropped a little and moved off its seals.
    What we do
    Our uPVC repair checks how the window sits, locks, seals and drains. Setting a dropped shutter often brings the seals back into contact. Any part it needs is priced before we fit it.

What you can check first

These checks are safe to do yourself. A photo or a short video of what you find helps us come prepared.

  • Note where the water shows: on the sill, down the wall, or at the glass.
  • Look along the inside edge where the frame meets the wall for a crack or a dark slot.
  • Look closely at the rubber around the glass for gaps at the corners.
  • Notice whether it leaks in any rain, or only when the wind blows rain at the window.
  • Take a photo or a short video of the wet patch while it is raining.

If the water reaches a switch, socket or wiring, keep clear of it. Call an electrician for that part.

Common questions

What if the water is coming through the wall, not the window?

A cracked sunshade (chajja), damp plaster or a roof leak is not a window fault. These are waterproofing jobs, and that is not work we do. We check the frame, its seals, the joint with the wall and the drain slots. Then we tell you which one is leaking.

Should I run silicone along the outside of the frame myself?

We advise against it. Reaching outside a window to do it is not safe. New silicone over old filling also peels away, and it can cover the drain slots. The old filling has to come out first, and that needs the right tools.

Why does my window leak in some storms but not others?

Wind decides it. Strong wind pushes rain into narrow gaps that gentle rain does not reach. So a worn seal or a thin crack may leak only when rain blows at that wall. That is why a leak can seem to come and go.

Can a window leak be found on a day with no rain?

Yes. We run water over the outside of the frame, one part at a time, while someone watches inside. The place where water first appears shows the way in. A dry day also suits the sealing work that follows.
