The short answer

A gap in a closed window is usually an open joint where the frame meets the wall. Otherwise the gap is around the shutter, the part of the window that moves. Its seals may have worn flat, or worn rollers have let it drop. Most of these gaps are closed in one visit.

Why it happens

Usually one of these 5 things, commonest first. Each one says how to tell, and what we do about it.

  1. The joint between the frame and the wall has opened

    How to tell
    You see a dark line or a thin slot along the edge of the frame. Fine dust gathers on the sill, the ledge under the window, close to that edge. The top edge of the frame is a common place for it, and the hardest to see.
    What we do
    We dig out the crumbled filling and pack deep gaps with a foam cord. Then we run a flexible sealant into the joint, outside and inside.

  2. The seals along the shutter have flattened

    How to tell
    Seals are the rubber or brush strips that close the space between the shutter and the frame. Worn brush strips lie flat or have bare patches. The shutter shuts, but you can rattle it by hand.
    What we do
    We remove the old strips and fit new ones of the right thickness for your gap. Then we set the lock so the shutter closes snug without a push.

  3. The two shutters no longer hook together in the middle

    How to tell
    The interlock is where two sliding shutters meet and hook into each other. When one shutter drops, the hooks miss. A thin gap then runs the full height of the window.
    What we do
    We set the shutter height until the hooks engage along their whole length. We also renew tired brush strips and seal the inside line of the frame where air gets in.

  4. The window stops short of closing

    How to tell
    The shutter will not slide or swing the last part of the way. A gap stays at the closing edge, and the lock cannot catch. Grit in the track or a broken catch is usually the reason.
    What we do
    We find what is holding the window before using any force. A packed track is cleaned, and a broken catch is replaced. Then we check that it closes fully and locks.

  5. Worn rollers have let the shutter drop

    How to tell
    Rollers are the small wheels under a sliding shutter. When one wears, the shutter sits lower at that end. The gap is then wider at one top corner than at the other.
    What we do
    We fit a new pair of rollers and clean the track under them. Then we adjust the height so the shutter sits level against the frame.

What you can check first

  • Shine a torch along the frame edge at night and look for a dark slot.
  • Hold a strip of tissue near each edge of the closed window and watch where it moves.
  • Look at the brush strips on the shutter edges to see whether they stand up or lie flat.
  • Check whether the gap is even, or wider at one end of the shutter.
  • Brush loose dirt out of the bottom track, then try closing the window again.

Common questions

Can foam tape close a gap in my window for good?

Not for long. Stick-on tape comes loose in heat and gets crushed flat by the shutter. It can also stop the window closing or locking properly. A seal that sits in the window's own groove lasts much longer.

Can mosquitoes get in through a gap in the window?

Yes, and so can ants. They use thin slots around the frame, and mesh on the shutter does not cover those. Sealing the joint around the frame closes that way in. A torn mesh is a separate job.

Why does a window in a newer flat already have a gap?

Part of the joint around the frame may have been left unfilled when it was fitted. The frame also moves a little with heat, and hard filling cracks along that line. Rollers and seals can be set badly at fitting too. Each of these is repaired the same way as on an older window.

Can a gap be fixed without taking the whole window out?

Yes. Each fix on this page works on the window you already have. The joint is sealed in place, seals go into their grooves, and rollers go under the shutter. A new window is rarely needed just for a gap.
