Banaswadi, Maruthi Seva Nagar and the streets towards Horamavu are packed home Bengaluru. Buildings sit close together, the lanes are narrow and parked, and most blocks are three or four floors with no lift. The glass work is normal. Everything around it needs planning, from where the vehicle parks to how a panel gets to the third floor.
The lane and the staircase together
Two things limit us here, and they add up. The lane decides how close a vehicle can get. The staircase decides how big a panel can go up once it is out of the vehicle.
So we measure the turn in the staircase on the same visit as the bathroom, and we ask which lane and which floor at the first call.
Where one panel will not make the turn, we make the job as two panels joined with a connector. From a few feet away you cannot see it. What we will not do is force a toughened panel round a corner, because when it breaks it breaks completely.
Mostly replacement, and what has failed
Almost nothing here is a first fitting. It is an enclosure that has gone chalky, a sliding door off its track, or a shower that has begun leaking into the room below.
If the glass is sound and only the hinges, seals or handle have gone, that is a real repair, at a small part of the cost of a new enclosure.
If the frame has rusted and the silicone has failed behind the tiles too, replacing it is the right answer. Send a photo of the door edge and the bottom track, and we will tell you which one you have before anyone travels.
Keeping the flat liveable while we work
These are small flats with people in them, so we plan for that.
We cover the floors, sheet off the working area so dust does not travel, and take the old enclosure away with us the same day. We do not leave it on the landing.
A single bathroom is half a day to a day, then about a day for the silicone to set. If it is your only bathroom, tell us and we will fit in the morning, so the setting time falls overnight.
