The sectors from 61 to 67 are recent, and most of the flats here have been handed over rather than lived in for long. That makes almost everything we do a first fitting: a bare bathroom getting its enclosure, a bare balcony getting glazed. It is the cleanest kind of work we do, and the whole job turns on the society's fit-out process rather than on the building.
A first fitting is quicker, and here is why
There is nothing to take out. That single fact takes a real amount of work out of the job.
In a fifteen-year-old bathroom, half the day goes on removing the old screen, cutting back hardened silicone, and finding out what is underneath. In a handover flat, none of that exists. The tiles are new, the walls are close to square, and there is nobody living there to work around.
It also means frameless glass sits properly. Frameless panels are cut square and need walls that are true, and in a new tower they usually are. In an older flat they often are not, and a slim frame becomes the better answer. Here you genuinely get the choice.
The fit-out NOC is the long pole, not the glass
In these societies nothing enters the building without approval. The estate office wants to know what work is happening, who is coming, what is being brought in, and normally holds a refundable deposit against damage to common areas.
That takes a few days. The glass takes three to five working days to cut, drill and toughen. Run in parallel, the two finish together and the NOC costs you nothing.
So we ask at the measuring visit who runs the estate office and what they need, and we prepare it then. Left until the glass is ready, it adds a week and your panels wait in a lobby, which is a poor place for toughened glass to stand.
Balcony glazing, and the society's view of it
This is one of the most requested jobs in these towers, and it is the one where the society has a genuine interest beyond noise and timing.
Enclosing a balcony changes the outside face of the building. Most societies here have a rule: either it is not allowed, or everyone must use the same system, the same frame colour and the same glass so the tower stays uniform.
That rule is usually sensible and always easier to follow than to argue with. Ask before you order. Where a system is specified, we quote that system. Where nothing is specified, we will show you what each option actually does about driving rain and about the dust, which in Gurugram is the part that decides whether you are happy in year two.
