Sector 62 is Noida's IT belt: independent towers, mostly leased floor by floor, holding software firms, back offices and BPO floors. The typical job is a whole floor taken bare and divided into cabins, meeting rooms and an open area. It is one of the more straightforward places in NCR to do that, and the reasons are worth knowing.
Why a Sector 62 fit-out prices well
The glass rate is the same everywhere we work. The installation cost is not, and here it is genuinely low.
These towers are independent rather than part of a managed campus, so most of them allow daytime working. The service lifts were built for fit-outs and generally take a full-height panel. The roads are wide and a vehicle can stand while it unloads.
The result is that a team works full days rather than restricted windows, and a large job settles towards the bottom of our range instead of the top. If you are comparing this against the same floor plate in a managed campus tower elsewhere in NCR, the difference is real and it is almost entirely night-work labour.
Planning a whole floor rather than a room
A floor is a different exercise from a single cabin, and the sequence matters more than the specification.
Glass goes in after ceilings and flooring are substantially done and before final finishes. Earlier and every trade that follows damages the panels - and a damaged toughened panel is remade rather than repaired, which puts three to five working days back into your programme.
We give you the panel schedule and the fitting sequence up front, so it can be slotted into a main contractor's programme properly. And the written price shows glass, fittings and labour as separate lines, because that is what anyone comparing three quotes actually needs.
Leased floors, and building for the end of the lease
Almost every floor here is leased, often on terms of three to five years, and the landlord usually has a view about what happens at handover.
An aluminium-framed partition bolts to the floor slab and the ceiling grid. At the end it unbolts and the space goes back as it was. It can also be re-planned if the team grows, which on a BPO floor is a real consideration rather than a hypothetical one.
Fully frameless glass on patch fittings looks better and is drilled into the structure. Removing it means making good afterwards.
We ask about the lease and the handover condition before recommending either. It changes the build, and it is a much cheaper conversation now than at the end of the term.
