Sector 62 has enough offices of enough age that repair work here has a clear pattern. Doors that have reached the end of a mechanism's life, panels chipped by trolleys and furniture moves, and floors being re-planned where the question is what can be re-used. Very little of it is a glass problem.
What can be re-used when a floor is re-planned
This is the most valuable question on an office floor and it is worth answering before anybody quotes new glass.
Aluminium-framed panels usually can be re-used. The frame comes apart, the panels come out, and both go back in a new layout wherever the new room sizes suit the panel sizes you already own.
Frameless panels on patch fittings usually cannot, unless the new opening is the same size. The fixing holes were drilled before toughening and cannot be moved or added to.
So we survey what you have and give you an honest list: these panels fit the new plan, these do not, this is what genuinely has to be new. It is a smaller job for us than quoting a fresh fit-out, and it is the correct answer.
Chipped panels, and why they cannot be repaired
Trolleys, desk moves and cleaning machines chip partition glass, and the answer people want is not available.
Toughened glass is under tension throughout its thickness. Grinding out an edge chip removes the compressed surface that holds the panel together, and the panel usually fails afterwards - sometimes not immediately, which is more dangerous than failing on the spot.
A very light scratch in the face can occasionally be polished. An edge chip cannot be repaired at all, by anyone. The right answer is replacement, at three to five working days. On floors with trolley routes it is worth protecting panel edges near doorways, because this is a predictable and preventable cost.
One visit, everything on the list
Office repairs are individually small and the visit is most of the cost, which changes what a sensible call looks like.
Walk the floor before you ring. The door that slams, the one that catches, the cabin that will not latch, the meeting room that has become audible, the panel with a chip. All of it in one visit is a materially better number than the same faults arriving one at a time over six months.
On floors carrying a lot of glass we are happy to do a scheduled check once or twice a year. It costs less than reactive call-outs and it catches a failing closer before it becomes a dropped door, which is a much larger job.
