The drainage slots, which cause most of it

Sliding windows and balcony doors have small slots in the bottom outer track that let water escape.\n\nOn a high floor, wind drives rain into that track at pressure, and once the slots are blocked with dust the track fills and water is pushed inside.\n\nIt presents as a leaking window and it is a blocked drain. Clearing them takes minutes with a vacuum, and it is the single most useful thing on this list — most of the leaks we attend in the first week of rain are exactly this.

Seals, sealant and the gap you cannot see

Check the rubber gasket around each opening pane: if it has gone hard and the window rattles slightly in wind, it has stopped pressing the pane against the frame.\n\nThen look at the sealant line where the frame meets the wall, outside if you can see it and inside where you cannot.\n\nA gap there is the second commonest entry point, and both are inexpensive to put right before rain rather than after. A rattle in wind is the warning that arrives months before the leak.

Balcony outlets and anything you have added

If the balcony has an enclosure, glazing or even just a lot of pots, check the outlet is clear and that water can still reach it.\n\nA blocked or obstructed balcony outlet fills the balcony, and on an upper floor that water goes into the flat or the one below.\n\nThis is the one on the list with the largest consequence and the smallest effort. It takes a minute to look, and it is the item most often forgotten because the outlet is usually behind or under something.
