An institute or a large office building has far too many windows and doors for reactive repair to make sense. Waiting for each to fail means constant small disruptions, constant small invoices and a building that is never quite right. A planned approach costs less and produces a better result, and it is straightforward to set up.
One survey, one list, one plan
We go through every window, door, mesh panel and glazed screen in the building and sort them into three: failing now, failing within a year or two, and sound.\n\nThat produces a list with prices which you keep whether or not we do the work.\n\nFrom there the work can be done in one or two planned visits rather than thirty call-outs, with parts ordered together. On a building of this size it is materially cheaper for exactly the same work, and far less disruptive.
Doing the noisy work when the building is empty
In an institute there are long periods when the building is genuinely empty, and that is when anything disruptive should happen.\n\nSo the list gets split: quiet work during term, noisy work in vacations.\n\nThat is obvious once said and it is rarely how maintenance actually runs, because faults get attended when they are reported rather than when they suit the building. A plan lets the building decide the timing instead of the fault.
Consistency across a building
Where a building was fitted out at once, the same door closer and the same window hardware appear hundreds of times.\n\nThat is worth using: one specification, bought in quantity, fitted across the building, so any future repair is the same part everywhere.\n\nReplacing failures one at a time with whatever was available produces a building where every door is different, and that makes every subsequent repair slower and more expensive. It is worth correcting deliberately once rather than living with it.

- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
