In Neharpar this is mostly not repair work, because very little has worn out yet. It is the list of things a newly finished house or flat does not include: mesh on the windows, a railing on the internal stair, mirrors fixed properly, and sometimes a terrace to enclose. The one thing worth being careful about is telling a snag from a job.
Stair railings in a new house
Most plotted houses here want a glass railing on the internal stair, and it deserves saying clearly that this is not a partition with a different name.
A partition holds itself up. A railing stops a person falling, so the glass thickness, the fixing detail and the way each panel is clamped are decided by that duty rather than by appearance. A design with no top handrail puts more load into the glass and into each clamp, and has to be built for it.
So if you are comparing quotes and one is noticeably cheaper, ask what thickness and what fixing it uses before assuming they are the same product. In a house with children this is the one place in this trade where the specification is not a matter of taste.
Snags belong to the builder, not to you
In a newly handed-over house some of what looks like our work is genuinely the developer's, and we will tell you when that is the case.
A window that does not close squarely, a sliding door that binds from the first day, a balcony door that leaks in the first rain - these are installation faults in a new building and they normally sit inside the handover warranty.
Raise them with the builder before paying anybody. We would rather walk a house, tell you that four of the seven items on your list belong to the developer, and do the other three, than take payment for correcting somebody else's snag list.
Doing the whole house on one visit
The access here is as good as it gets - ground level at the plotted houses, wide gates, and no lift to book - so the constraint that shapes tower work simply does not apply.
What remains is the ordinary economics. The measuring visit, the delivery and a day of the team's time are paid once regardless of how much goes in.
So we measure everything at once: mesh on every openable window, the stair railing, the mirrors, the terrace if you are considering it. Being measured commits you to nothing, and knowing the whole number lets you stage the work sensibly rather than discovering what visit three costs.
