An independent floor is its own home in a shared building, and that shapes a repair. Access runs past somebody else's front door, the elevation is shared even when the flat is not, and anything on the outside affects the floors above and below. None of it is difficult; it just needs saying in advance.
Working on a shared staircase
Everything has to come up a common staircase past other people's doors, including glass.\n\nSo we carry materials up in one run rather than in stages, and we do not leave panels standing on a landing where somebody's children will walk past them.\n\nWhere a job needs the stairway briefly blocked - getting a long panel round a turn - it is a few minutes, and it is better to tell the neighbours beforehand than to be doing it when someone needs to get past.
Changing a window on a shared elevation
The front of the building is shared even though the floors are owned separately.\n\nSo a replacement window in a different colour, a different frame depth or a different pane division is visible to everybody, and it is the sort of thing that causes arguments later.\n\nWe can match an existing window closely in most cases, and we raise it before quoting. Where you are replacing several over time, doing them in the same specification is worth planning even if the fitting is spread over years.
Balcony grilles and drainage between floors
Water that gets past a balcony on one floor ends up on the one below, which makes balcony work everybody's business.\n\nWhen we glaze or re-grille a balcony we keep the existing drainage path clear rather than sealing across it, and we check where the outlet actually discharges.\n\nA sealed balcony with a blocked outlet holds water, and the first sign is usually damp appearing in the flat underneath. It is avoidable entirely by looking at the drainage before, rather than after.
