Houses here are at the stage where the building is sound and the moving parts are not. Rollers, hinges, catches, seals and closers all have a life of roughly the same order, so they tend to start failing within a few years of each other. Dealing with that as maintenance is much cheaper than dealing with it as breakdowns.
Replacing a worn part before it damages the frame
Almost every expensive window repair started as a cheap one that was left.\n\nA worn roller makes a window drag. Dragging makes people force it. Forcing it bends the interlock or racks the sash, and at that point the frame needs work rather than a part.\n\nThe same sequence applies to a failing hinge on a door and a worn catch on a sliding window. So when something starts to feel wrong, it is genuinely worth a call then, and we will tell you if it can wait.
Doing a house in one pass rather than one window at a time
Because these parts wear at similar rates, fixing one window often means the next is a few months behind it.\n\nSo we look at all of them while we are there, and quote what is due now and what is close.\n\nYou can then decide to do the lot in one visit, which is cheaper per window because the travel and the setting up happen once. Or you can do them as they fail, which is fine, and at least you will know what is coming.
The small things that get lived with
Nearly every house has two or three things that have been broken so long that nobody mentions them - a window that has not opened in years, a mesh panel taken out and never refitted, a stiff bathroom door.\n\nThose are usually quick jobs, and they are the ones worth adding to a visit that is happening anyway.\n\nSo we ask. - We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
