A builder floor is a private home inside a building somebody else also owns part of, and nearly every repair here eventually runs into that. Anything on the outside of the building, on the stairs or on the terrace involves more than one household, and knowing that in advance saves a great deal of time.
Which repairs are yours and which are shared
Inside your floor is straightforward. The external elevation, the common stair, the entrance gate and the terrace generally are not.\n\nSo a window inside your flat is your decision; changing its appearance from the street usually is not, in practice if not in law.\n\nWe raise it before quoting rather than after fitting, and where something is clearly shared we are happy to quote it in a form that can be circulated to the other owners. That is usually what gets a shared repair agreed at all.

Balcony glazing and glass railings on these floors are a barrier people lean on, so their condition is not a cosmetic question.\n\nThe failure is always at the base fixing, inside the fitting where water sits, rather than in the glass.\n\nSo a glass balustrade that has any movement at all should be looked at promptly. We take a base fitting apart to inspect rather than judging by eye, and we would rather tell you it is sound than guess in either direction.
Matching what the developer fitted, years later
When one window or one balcony panel needs replacing, matching the rest of the floor matters, and the original supplier is often no longer identifiable.\n\nSo we work from the item itself: section profile, glass thickness, colour and the way the pane is held.\n\nThose four are usually enough to produce something that reads as identical from the street, even if it is not the same manufacturer. Where an exact match genuinely is not possible we say so before ordering rather than after fitting.

- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
