These homes are at the stage where the original fittings are all reaching the end of their lives together. Rollers, seals, catches and closers have similar lifespans, so once one has gone the others are usually close behind. Treating that as a plan rather than a series of surprises is what keeps it affordable.
Surveying the whole house once
Rather than attending one window at a time over three years, it is cheaper to have everything looked at once.\n\nWe go round every window and door and sort them into three lists: failing now, will fail within a year or two, and fine.\n\nYou then decide what to do and when, with the parts ordered together and the travel paid once. On a house with fifteen or twenty openings that is a materially cheaper way to do exactly the same work.
Which faults are worth acting on immediately
Not everything on that list needs doing now, and it is worth being clear about which does.\n\nA window that is stiff should be dealt with, because forcing it damages the frame and turns a part into a replacement.\n\nA door that no longer locks should be dealt with. Discoloured uPVC, a slightly rattling pane and a stiff terrace door can all wait. We mark the list that way rather than presenting everything as equally urgent.
Replacing seals, which is the cheapest real improvement
Across a whole house, changing hardened window gaskets is inexpensive and makes a noticeable difference to draughts, dust and noise.\n\nIt is almost never asked for, because a hardened gasket does not look like a fault — the window still opens and closes.\n\nThe symptom is a slight rattle in wind and more dust on the sills than there used to be. If that describes your house, the gaskets are the first thing we would do and the cheapest thing on the list.
