Like much of this stretch, the offices face Vikas Marg and the homes sit behind them. What that means practically is that two very different repair lists exist within a few hundred metres, and the road-facing properties wear out faster in entirely predictable ways.
Why the first row of buildings needs more work
Buildings directly on the road take traffic dust, vibration and noise continuously, and all three shorten the life of window hardware.
Dust wears rollers and blocks drainage slots, vibration loosens fixings, and the seals harden faster in the heat off the road.
So a property on Vikas Marg needs its windows looked at on a shorter cycle than an identical one two streets back. We say that plainly rather than quoting the same maintenance interval for both.
Drainage slots, and the leak they cause when blocked
Sliding window frames have small slots in the outer track that let water drain out.
On a road elevation those fill with dust within a year or two, and once blocked the track holds water which then finds its way inside.
It presents as a leaking window and it is not a leak - it is a blocked drain. Clearing the slots takes minutes and it is the most common false alarm we attend on roads like this. It is worth checking yourself before calling anybody.
Repairs in an office without disturbing a meeting
Small office repairs are mostly quiet, but there is usually a short noisy part, and that is what needs placing in the day.
So when we attend an office we ask what is happening on the floor before starting, and do the noisy part around it.
It is a small courtesy and it means a repair does not have to be booked out of hours at a higher cost. Most office work here can be done during the day if the fifteen noisy minutes are placed sensibly.
