Living beside an industrial area has a measurable effect on the outside of a building. The air carries more particulate, and that gets into every track, mesh and seal on the elevation facing it. The homes here need the same repairs as anywhere, just noticeably more often on one side.
Mesh that clogs rather than tears
Near a working industrial area the mesh blocks with fine particulate rather than failing mechanically.\n\nA clogged mesh stops airflow almost entirely, which people notice as a room that has become stuffy rather than as a mesh problem.\n\nSo mesh here needs to be washable, which means it has to come out. We fit it in its own removable frame as standard. Washing it twice a year restores the airflow completely and costs nothing.
Window tracks on the industrial side
Sliding window tracks on the elevation facing the units fill faster than those at the back of the same flat.\n\nThe grit in them wears rollers, and it also blocks the drainage slots, which is what turns a dusty window into a leaking one.\n\nSo the useful maintenance here is simply cleaning the track out before the monsoon, every year. It takes a few minutes per window, it can be done with a vacuum, and it prevents most of what we would otherwise be called out for on this side of the area.
Repainting metalwork in a dusty atmosphere
Paint on external metalwork picks up airborne particulate while it is still soft, which leaves the finish rough and holding dirt permanently.\n\nSo the day matters as much as the preparation.\n\nWe would rather paint early in the morning when the air is settled, and we avoid painting on a day when something nearby is being cut or ground. It is a small scheduling decision that decides whether a repaint looks good for four years or for one.
