Because Dwarka's societies were built in waves, the repairs arrive in waves too. A block reaches fifteen years and the sliding windows start binding across every flat in it within a couple of seasons. That predictability is useful: we usually know what has failed before we see it, and we know whether it is a part or a frame.
The three things that fail in a fifteen-year-old flat
Almost every repair call here is one of three, and none of them needs a new frame.
Rollers. The small wheels under a sliding window panel. They wear flat, the panel drops slightly, and it starts binding against the track. Under an hour to change.
The door closer or floor spring. A door that slams, drifts open or catches on the floor has almost always got a worn closing mechanism rather than a warped door. Replacing it is a fraction of the cost of a door.
Seals and beading. The rubber that holds glass in an aluminium frame goes hard and shrinks, which lets in water and rattle. It is a cheap part and a quick job, and it is the one people most often live with for years.
Mesh, and choosing the type once
Mosquito mesh is constant work here and the type is worth deciding properly, because changing your mind later means paying twice.
Fixed mesh is cheapest and permanent - it stays across the window whether you want it or not. Sliding mesh runs on the window's own track and suits a sliding window naturally. Pleated and roll-up types fold or wind away when you want the full opening and a clear view, and cost more for that.
We will show you each against your actual window. The wrong choice is not dangerous, it is simply irritating every day for years: a fixed mesh across a window you wanted to open fully, or an expensive retractable one on a window you never open.
Working to society hours on a small job
A repair is a short job, which makes the society's process feel disproportionate - and it still applies. Names at the gate, sometimes a lift slot, always the permitted hours.
The practical answer is to group. If your flat needs rollers on three windows, a closer adjusted and mesh on two, that is one visit rather than three, one register entry rather than three, and a materially better price than the same work spread over months.
