This is a strip that runs late, so the commercial repairs here happen either very early or after a genuinely late closing. Behind it are ordinary homes with the usual list. The two need different scheduling, and knowing which you are is the first thing we ask.
Repairs on a frontage that closes at midnight
Where a restaurant or shop trades late, working after closing means starting at an hour that suits nobody and finishing in the dark.\n\nEarly morning is almost always better: the strip is empty, there is parking, and the unit is ready for the day when we leave.\n\nSo we would rather come at six than at midnight, and we say that when quoting. The exception is anything that must cure undisturbed, which needs the longer closed period and is worth the awkward hours.
Restaurant doors, which take the worst of it
A restaurant entrance is used by people with their hands full and is often propped open during service.\n\nOn top of that it is close to a kitchen, so its fittings are exposed to grease in the air.\n\nThe result is a door that needs attention more often than any other on the street. We would service these on a schedule rather than wait for failure, and we fit stainless hardware when replacing, because plated fittings in that atmosphere do not last.
Glass damaged by a shutter run twice a day
Almost every unit here shuts behind a rolling shutter, and that shutter is operated twice a day for years.\n\nWhen the guides wear the shutter runs slightly out of line and begins to touch the glass or the frame on the way down.\n\nThat produces chips along one edge of a front pane, which is a slow way of destroying an expensive piece of glass. So when we replace a front here we check the shutter alignment first and tell you if it needs adjusting, because otherwise the new pane goes the same way.
