In group housing above a few floors, the external face of the building belongs to the society and cannot be reached safely from a flat. That draws a clear line through the repair list: what we can do from inside, which is most of it, and what has to go through the society, which is the rest.
The line between your repair and the society's
Inside the flat — rollers, gaskets, catches, internal glass, mesh, mirrors — is yours and we do it normally.\n\nThe external face of the glazing, the common corridor windows and anything on the elevation is the society's responsibility.\n\nSo we tell you at the first visit which side of that line a fault sits on. It saves you paying us to look at something that is not yours to fix, and it means the right request goes to the right place.
Balcony glazing, and what the society allows
Enclosing a balcony changes the appearance of the building, and most societies here have a position on it — sometimes a permitted design, sometimes a prohibition.\n\nThat position is worth establishing before anything is ordered, not after it is fitted.\n\nWe are happy to provide a drawing or a photograph of what is proposed for you to submit. Where a society has an approved pattern we will build to it exactly, which is usually the fastest route to a yes.
Heavy sliding doors on a balcony
The full-height sliding door onto a balcony is the heaviest moving thing in one of these flats, and it wears its rollers faster than any window.\n\nThe usual symptom is a door that has become hard to slide, and the usual response is to push harder, which damages the track.\n\nChanging rollers means lifting the panel out and back, which needs enough people to do safely inside the flat. It is not a one-person job on a door that size, and attempting it that way is how the glass gets broken.

- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
