Almost everything here is group housing run by a society, and that adds a layer to any work inside a flat. None of it is difficult, and all of it goes wrong if it is discovered on the day. So we deal with the society's requirements at booking rather than at the gate.
What the society needs to know before we arrive
Most societies here want to know who is coming in, when, and what is being brought.\n\nSome also require the service lift to be booked, and nearly all restrict the hours when drilling is allowed.\n\nSo we ask you to check three things when the survey is booked: permitted working hours, whether the lift needs reserving, and what the gate needs from us. Five minutes then prevents the most common wasted morning in buildings like these.
Taking the old enclosure out of the building
Broken toughened glass is a large volume of sharp granules, and a society will quite reasonably object to it going into the common bins.\n\nSo we bring proper containers and take the old enclosure away with us the same day.\n\nThat is worth confirming with anyone doing work in a flat here, because waste left in a common area is the fastest way to a complaint. It is part of what we quote rather than an extra, and it should be for anybody else too.
Bathrooms stacked above one another
In group housing the flats sit in vertical columns sharing a plumbing stack, so the drain position is effectively fixed and the flat below is directly affected by any leak.\n\nSo the base detail matters more here than in a house, and we take more care over it.\n\nWe also ask whether the flat below has ever reported damp. Where it has, there is a reason still present, and fitting new glass over it means the enclosure gets blamed for something it did not cause.
