Most floors here were sold complete, enclosure included, and a good share of what we do is replacing that original glass with something better. The floors themselves are well built; it is the fittings inside them where a developer's budget shows, and the shower enclosure is usually the clearest example.
What a developer's enclosure is and is not
A developer buys enclosures in quantity and specifies to a price, and the glass is rarely where the saving is made.\n\nThe toughened panel in a developer-fitted enclosure is generally fine. The hinges, the seals, the handle and the fixings are where the cost came out.\n\nSo an upgrade frequently means keeping the glass and changing everything that holds it, which costs a fraction of a new enclosure. We check whether the hole positions suit better hardware before recommending anything, because sometimes they do and sometimes they do not.
Upgrading without redoing the bathroom
People often assume a better enclosure means retiling, and in these floors it usually does not.\n\nThese bathrooms were built recently and to a reasonable standard, so the walls are generally flat and square and the floor generally falls correctly.\n\nThat means the full range is available — frameless included — without any building work. We confirm it with a level rather than assume, and where all three checks pass we will say so plainly, because it is the cheapest good outcome and people expect to be sold more.
Bathrooms on a floor where somebody lives above and below
In a builder floor the neighbours are directly above and below, and a leak or a drilling session reaches them immediately.\n\nSo the practical courtesies matter: telling the floors above and below when the drilling will happen, and checking the waterproofing detail at the base rather than trusting it.\n\nWe also ask whether there has been any damp reported below. A floor that has leaked before needs the cause found, and the enclosure is very rarely it — but it is what gets blamed once new glass is in.
