The condominium towers on this road are recent enough that the walls are generally true and the service lifts generally generous. Both of those matter more to a shower enclosure than most people expect: together they mean you can usually have frameless glass in a single panel, which is not something we can say in most of NCR.
Why frameless works here and often does not elsewhere
Frameless panels are cut square. They need walls that are close to square too, or a tapering gap opens along the edge that reads as bad workmanship even though it is the building.
In a fifteen-year-old flat the walls have usually moved a few millimetres and a slim frame becomes the practical answer whether or not you wanted it.
In these towers the walls generally have not moved, so the choice comes back to appearance and cleaning rather than to what the building will tolerate. We still put a level on all three walls while measuring - handover quality varies between towers and even between floors - but here the answer is usually that either will sit well.
Getting the fit-out approval out of the way early
Nothing enters these towers without approval. The estate office wants to know what work is happening, who is coming and what is being brought in, and usually holds a refundable deposit against damage to common areas.
All of that takes a few days. The glass takes three to five working days to cut, drill and toughen. Started together they finish together and the approval costs you nothing.
So at the measuring visit we ask who runs the estate office and what they want, and prepare it then. Left until the glass is ready, it adds a week and the panels wait in a lobby, which is a poor place for toughened glass to stand.
Deciding the door before the size
In a condominium bathroom this is the choice that most affects whether you like the result, and it is settled on site rather than on paper.
A hinged door needs clear space to swing into, and in a compact bathroom that space is often already occupied by the WC or the basin. Where it is, the answer is a sliding door on a track or a fixed panel with a walk-in gap.
A sliding door also has a practical advantage in a family bathroom: it cannot be left standing open across the room. We open a hand where the door edge would travel while measuring, which sounds obvious and is the most common thing people get wrong when ordering by dimensions alone.
