These phases have been here long enough that the bathrooms are on their second or third generation of fittings. So this is rarely a first installation — it is replacing something that has come to the end of its life, in a building that is otherwise well maintained and where the bathroom itself is usually still sound.
A sound bathroom with a tired enclosure
In these buildings the tiling and the plumbing are generally good and have often been redone once already.\n\nWhat has aged is the glass installation: hinges worn, seals hard, silicone lifting at the edges.\n\nSo the work is usually a straight replacement with no building work at all, which is the cheapest outcome available. We check the three things that would change that — tiling sound, wall flat, floor falling — and in these bathrooms they normally pass.
Matching a bathroom that was refitted at some point
Many of these bathrooms were modernised at some stage, and the fittings then are not the fittings now.\n\nSo when only the enclosure is being replaced, the hardware finish has to match taps and rails that were bought years ago from a range that no longer exists.\n\nWe work from the actual items rather than a description, and a photograph of the tap and the towel rail usually settles it. Where an exact match is not available we will say which of the current finishes comes closest rather than guessing.
Work in a managed condominium
Most of these buildings have a maintenance office, permitted working hours and a service lift that may need booking.\n\nNone of it is onerous and all of it is worth knowing before the day.\n\nWe also take the old enclosure away with us the same day. Broken toughened glass is a large volume of sharp granules and it should not go into a common bin, which maintenance offices in these buildings rightly care about.
