The residential side of Saket is older than the malls by a long way. DDA blocks and builder floors from around 1980, small bathrooms, no lift, and forty years of settlement in every wall. That age decides almost every choice in a shower enclosure here, and it is why we will not specify one from a photograph.

What forty years does to a bathroom wall

Nothing in a building of this age is perfectly plumb. Usually it is three or four millimetres over the height of a wall, which no other trade in the room would notice.

Frameless glass notices. The panel is cut square, so against a leaning wall it opens a gap that is wider at one end than the other. It reads as bad workmanship even though the wall caused it, and filling it with silicone only draws attention to it.

So we put a level on all three walls while measuring and tell you the number. Under about two millimetres, frameless sits fine. Beyond that, a slim frame is the honest answer, and in a small 1980s bathroom it usually looks better anyway.

There is no lift in most of these blocks, so every panel is carried up by hand and the turn in the stair sets the largest one that will make it.

We measure that turn on the same visit as the bathroom. People never think of it and it constrains the design more than the bathroom door does.

Where the enclosure wants a taller panel than the stair allows, we build it as two with a slim vertical joint rather than trying to persuade a made-to-size panel around a corner. Toughened glass cannot be trimmed afterwards and does not survive being forced.

The drainage question nobody asks until later

In bathrooms of this age the floor almost never falls evenly to the drain, and that matters to where the enclosure goes.

If the glass line sits on a high point, water pools on the wrong side of it and runs out under the door. No amount of sealing fixes that, because the water is not getting past the seal - it is arriving on the wrong side of it.

So we check the fall with a level while measuring, and where it is wrong we say so before you order. Sometimes the fix is moving the glass line by a few inches. Sometimes it means the floor needs attention first. Either way it is far cheaper to know now.

Common questions

Can we have frameless glass in a 1980s bathroom?

Sometimes, and we will show you the measurement rather than guess. We put a level on all three walls while measuring. Under about two millimetres of lean, frameless sits cleanly. Beyond that it opens a tapering gap along the edge that looks like poor work even though it is the wall. A slim frame absorbs that inside its channel, and in a compact bathroom it usually suits the room better.

Water runs out of our current shower area. Will glass stop it?

Only if the floor falls the right way. If the glass line sits on a high point, water arrives on the wrong side of the seal and runs out under the door - and no amount of sealing changes that, because the seal is not what is failing. We check the fall with a level while measuring and tell you before you order, because sometimes the answer is to move the glass line and sometimes the floor needs attention first.

How do you get the glass up without a lift?

By hand, up the stair, which is normal for these blocks. What matters is the turn in the staircase, because that sets the largest panel that can physically make it. We measure the turn on the same visit as the bathroom. Where the design wants a taller panel than the stair allows, we build the run as two with a slim vertical joint.

Is the rate per square foot of glass or of floor?

Glass, always. It is the most common reason a price looks higher than people expect. A 10 x 8 ft cabin sounds like 80 sq ft. But if three sides are glass and each is eight feet tall, that is about 216 sq ft. Your written price shows the glass area so you can check the maths.

Is GST included in these prices?

No. Every rate on this site is before GST. Your written price shows the amount and the GST as two separate lines, so there is no surprise at the end.
