In a lot of these flats the bathroom has no external window at all — it ventilates into an internal shaft shared with the flats above and below. That changes how an enclosure should be designed, because the room's ability to dry is limited in a way an outside-facing bathroom's is not.
A bathroom that ventilates into a shaft
A shaft moves far less air than an open window, and what it does move is shared with every flat on the column.\n\nSo steam clears slowly, and an enclosure that traps it makes the room noticeably damper.\n\nWe therefore leave a generous gap at the top of the enclosure here rather than the minimum, and we ask whether the extractor actually pulls. A sheet of tissue held against the grille will tell you in a second, and a great many of these extractors do nothing at all.
Why sealing to the ceiling is the wrong instinct
People often ask for the enclosure taken to the ceiling, reasoning that it keeps the warmth in and the water contained.\n\nIn a shaft-ventilated bathroom that produces a sealed box with no air change, and everything inside it stays wet between showers.\n\nThe grout goes black, the seals degrade faster and the room smells. So we do not do it in these flats, and we explain why rather than simply refusing. Where warmth is the concern, a heater is the answer rather than a lid.
The difference between a pocket flat and a tower here
Vasant Kunj has both DDA pocket flats and newer towers, and they are different jobs despite being the same address.\n\nA pocket flat is low-rise with stair access and few restrictions. A tower means a service lift, booked access and permitted working hours.\n\nSo we ask which you are in when you call, because it changes the survey, the delivery and the day.
