A lot of the bathrooms here are in properties that are let, often room by room, and a shower enclosure in that situation has a harder life than one in a family home. What matters is that it survives, and that any part of it can be replaced quickly without replacing the whole thing.
Designing for a bathroom several people use
A bathroom used by several unrelated people gets many times the use of a family one, and the wear falls on the moving parts.\n\nSo the fewer moving parts, the better. A fixed screen with no door at all - a walk-in panel - has nothing to wear out and nothing to adjust.\n\nWhere the room allows it, that is the most sensible thing we fit in a shared bathroom. It contains the spray, it cannot be broken by force, and there is no hinge to drop or seal to split.
Repairs that a caretaker can do
In a let property the person who notices a fault is rarely the person who pays for it, so small faults get left until they become large ones.\n\nThe practical answer is to fit things that can be put right without a specialist.\n\nSo we use standard, widely available hardware and avoid anything proprietary. A seal, a handle or a catch that can be bought locally and changed by a caretaker in ten minutes is worth far more here than a better-looking part that needs us.
Keeping water off a shared landing
In a building with rooms let separately, water escaping a bathroom does not stay in that flat - it reaches a common passage or the floor below.\n\nThat turns a small leak into somebody else's problem, which is how disputes start.\n\nSo in these buildings we pay particular attention to the base detail: a proper threshold, a seal that directs water inwards, and a check that the floor actually falls to the drain. It is the same work as anywhere and it matters more when the consequence lands on a neighbour.
