Malibu Towne in Sector 47 is a gated colony of independent houses and builder floors, just off Sohna Road. It is quieter than the road outside, and most homes are owner-occupied. The work here is steady: bathrooms, windows and mesh, often with a balcony or terrace railing added in the same order.
Floors split from one house
Many Malibu Towne plots have been rebuilt as builder floors, with a different family on each level. That means a shared stair and, often, a small shared lift.
We measure the lift or the stair turn before designing any tall panel. Where a panel will not fit, we split it with a slim joint.
We also keep the shared stair clean for the families on the other floors.
Mesh and windows against Sohna Road dust
Being close to Sohna Road means dust and traffic noise. Many owners here want better-sealed windows and good mesh.
New sliding windows with fresh rubber seals keep out much more dust than old ones. Mesh keeps out insects but not dust.

Adding a balcony railing
Many floors here have front balconies, and glass railings are a common upgrade.
A railing stops a person falling, so its glass and clamps are chosen for that job. Where there is no top handrail, the glass must be thicker.
It pays to do the railing in the same order as the bathroom and windows, so the visit is paid once.
