Tracks and drainage on a ground floor
Sliding doors and windows at ground level in a planted garden collect soil, leaf litter and grit in their bottom tracks continuously.\n\nThat wears the rollers and, more importantly, blocks the small drainage holes in the outer track.\n\nOnce those are blocked the track fills during heavy rain and water goes inside — which presents as a leaking door and is nothing of the kind. Clearing them takes minutes with a vacuum and it is the single most useful thing to do before the monsoon.

Balcony and terrace balustrades on these houses face constant weather on every side, and their base fixings sit where water collects after rain.\n\nThe corrosion happens inside the fitting, so the outside looks fine while the fixing does not.\n\nSo we take a base fitting apart to check rather than inspecting visually, particularly on a terrace people use. It is not something that gives warning, and a panel that moves at all should be dealt with immediately rather than watched.
