A villa and an apartment on the same estate are different jobs, and not only technically. What you may change, who has to approve it and how materials reach the property all differ. Establishing which applies at the start avoids most of the friction on work here.
What you may change, villa versus flat
In a villa, most of what you do is your own decision, subject to the estate's view on external appearance.\n\nIn an apartment block the elevation belongs to the society, and replacing a window or glazing a balcony visibly usually needs approval.\n\nSo we ask which you are in and raise the approval question before quoting rather than after fitting. We are happy to provide a drawing or a photograph of what is proposed, which is normally what an approval actually needs.
Getting materials to the door
At a villa a vehicle usually reaches the door, glass is carried in level, and nothing needs booking.\n\nAt a block it is a service lift, permitted hours and often a gate entry arranged in advance.\n\nSo the delivery plan differs entirely and it is worth settling at booking. Glass cannot be left at a gate and carried in later — it is heavy, awkward and easily damaged, and gate entry is the commonest reason a fitting day starts late.
Repairs on a balcony, high up or at ground level
A villa balcony can be worked on from inside and, where necessary, reached from outside with proper access.\n\nOn an upper floor of a block the external face cannot be reached safely at all, and anything there goes through the society.\n\nSo we tell you at the first visit which side of that line a fault sits on. It saves paying us to look at something that is not yours to fix, and it means the right request reaches the right people.

- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
