Glass balustrades are used heavily on these villas, on balconies, terraces and internal stairs. They look permanent and they are not maintenance-free: the fixings that hold them sit where water collects and corrode from inside, entirely out of sight. On something people lean on, that is worth checking properly.
Where a glass balustrade actually fails
It is almost never the glass. The failure is at the base — inside the spigot or the channel, where water sits for weeks after rain.\n\nThe fitting corrodes internally while the outside still looks perfect, so a visual inspection tells you nothing useful.\n\nSo we take a base fitting apart and look. On a villa with balustrades on several levels that is worth doing once every few years, and it is almost never on anybody's maintenance list until something has already moved.
Any movement at all is the warning
A glass balustrade should be completely rigid. If a panel moves perceptibly when pushed, a fixing has begun to let go.\n\nUnlike a window, there is no gradual decline — it holds, and then it does not.\n\nSo movement is not something to keep an eye on; it is something to act on. We would rather be called to check a panel that turns out to be fine than to a balustrade that has already given way on a terrace somebody uses.
Internal stair glass, which is a different specification
Glass on an internal stair still has to stop somebody falling, so it needs to be laminated rather than plain toughened.\n\nLaminated holds together when broken because the interlayer bonds the pieces; toughened disappears entirely.\n\nThe fixing matters as much as the glass. A slot-in channel along the stair string spreads the load; individual clamps concentrate it at points. On a stair we would always use the channel and we price it that way rather than offering the cheaper option.
