The buildings here keep their original industrial glazing — high-level windows, clerestory panels, roof lights — well above floor level, with offices fitted out underneath. The faults are ordinary and reaching them is not, so access is the thing that shapes and prices any job at high level.
High-level glazing and how it is reached
A window five metres up cannot be worked on from a ladder, and improvising access in an occupied office is not something we will do.\n\nSo these need a tower or a platform, planned and priced rather than assumed.\n\nThat makes a small repair at high level cost more than the same repair at desk height, sometimes considerably. We say so at quoting rather than on arrival, because it is usually the largest single item on the price and it is nobody's idea of a good surprise.
Doing everything up there in one go
Since access is most of the cost, going up for a single pane makes no sense.\n\nSo when a tower is being set up we check every high-level opening while we are there: cracked panes, failed seals, blocked drainage, seized ventilators.\n\nDealing with all of it in one visit costs a fraction of returning for each. On a building with high-level glazing it is the most useful thing to plan for, and it is almost never what we are initially asked to do.
A door that needs adjusting again every few months
When a plot is converted, standard office doors often go into openings sized for something heavier, with the frame packed out to suit.\n\nA packed frame flexes, which is why the door goes out of alignment within months and keeps doing so.\n\nSo when a door here needs adjusting repeatedly we look at how it was fitted rather than at the door. Re-fixing the frame properly to the structure usually ends it permanently, and costs less than the third adjustment.
