In a complex owned unit by unit, the things that break first are frequently the shared ones — the common entrance, a stair window, a walkway railing. Those stay broken not because of the cost but because nobody can get a decision made, and that is something we can actually help with.
Quoting something several owners have to agree
A quote addressed to one owner for a shared item almost never gets agreed, which is why these things stay broken for years.\n\nSo we write them differently: the item, the price, and the split between units set out plainly so it can be circulated.\n\nThat is usually what unblocks it. It costs us nothing to present it that way, and it is the difference between a common entrance door being repaired and being discussed at every meeting for two years.
Doing several units on the same morning
Where units in a row have the same frontage and the same age of fittings, they reach the same faults within a year or two of each other.\n\nSo doing them together means one journey, parts ordered in quantity and one setting up.\n\nWe are happy to quote a row on that basis with each unit still priced individually. It reduces what each shopkeeper pays and it takes one morning of disruption to the walkway instead of four separate ones.
The homes behind, on a different footing
For the houses around the complex almost nothing is urgent, and the sensible approach is the opposite of the commercial one: collect the list and do it all on a convenient day.\n\nTravel and setting up are most of the cost of a small domestic repair.\n\nSo a stiff window, a torn mesh, a loose handle and a mirror that has started to spot are best treated as one visit. Told in advance we bring the parts for all of them rather than coming back for each.

- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
