Repair work in Saket is shaped by one fact: much of what we are called to look at is original to the building. Windows, door closers and hinges fitted around 1980 and never changed. That is good news more often than people expect, because the part that has failed is usually small and the frame around it is usually fine.
Why we look at the fitting before quoting a replacement
A window that will not slide is nearly always its rollers - small wheels under the sliding panel that wear flat after a decade or two. Changing them takes under an hour. A door catching on the floor has dropped on its hinge or its floor spring. A wardrobe shutter off its track is a runner.
In every one of those the frame is sound and only the moving part has worn.

Parts for old aluminium sections
There is a genuine complication in blocks of this age and it is worth being honest about it. Aluminium window sections from the seventies and eighties are not all still manufactured, and the fittings that suit them are not always a current part.
Most of the time a modern equivalent fits, and that is what we carry. Occasionally the section is unusual enough that nothing standard will seat properly.
When that happens we say so rather than forcing something close. A roller that nearly fits will work for a few months and then jam worse than before. If the answer really is a new sash or a new window, we will explain why, and it will be because we looked rather than because it was the bigger sale.
Broken glass in an occupied flat
A broken pane in a lived-in flat is a safety matter before it is a glazing job, particularly in these blocks where children and older parents share the same floor.
So the first visit makes it safe: the broken glass is cleared properly - toughened glass breaks into a great many small pieces that travel further than anyone expects - and the opening is boarded so the flat is secure and weather-tight.
The replacement then follows the material. Ordinary window glass in a common size can be quick. A made-to-size toughened panel takes three to five working days to cut, drill and toughen, and that is manufacturing time rather than a queue.
