This side of Delhi is relatively open, and the flats here get more wind than an enclosed inner-city block does. Wind is what drives rain into a window and what finds every gap in a seal, so the faults here cluster around weather tightness rather than around wear.
Wind-driven rain, which finds different gaps
Rain falling straight down is stopped by almost any window. Rain driven horizontally is a different test, and it gets in where still water never would.\n\nThe usual entry points are the top corner of a sliding window, the joint where a frame meets the wall, and any drainage slot that is blocked.\n\nSo when a window leaks only in heavy weather, we look at those three rather than the glass. It is a sealing and drainage job rather than a glazing one, and it is much cheaper than what people usually fear.
Mesh and grilles on an exposed elevation
Wind works anything loose, and a mesh or grille that is slightly loose today will be substantially looser in a year.\n\nOn these elevations we fix mesh frames at more points than we would on a sheltered building, and we check grille fixings rather than assuming they are sound.\n\nA grille that rattles in wind is telling you a fixing has gone, and on an upper floor that is worth attending to promptly rather than at leisure. It is a small job now and a much larger one once the fixing has enlarged its own hole.
Balcony glazing where wind load is real
Enclosing a balcony on an exposed elevation puts a substantial wind load onto the glazing and its fixings, considerably more than the same enclosure in a sheltered courtyard.\n\nSo the framing has to be specified for it rather than copied from a sheltered example.\n\nWe would rather fit a heavier section with more fixing points than match what somebody else has done on a different side of the building. It is the kind of difference that is invisible until the first strong pre-monsoon wind, and obvious afterwards.
