In a recently built area most of what needs attention is not worn out — it was fitted badly or specified cheaply in the first place. That is a different kind of repair, and quite often the right answer is to correct the installation rather than to replace the item, which is considerably cheaper.
A window that was never fitted square
A window fitted out of square never works properly, and the symptom looks like wear: it binds at one corner, the lock does not line up, and the seal only touches on one side.\n\nPeople replace the hardware, which does not help, because the frame is the problem.\n\nSo when a fairly new window misbehaves we check it is square before touching the hardware. Re-fitting the frame properly usually fixes everything at once, and on a house a few years old that is frequently the real answer.
Cheap hardware in a new house
In a self-built or builder-finished house the windows are usually bought as a package, and the hardware inside them is where the cost was reduced.\n\nThe frames are often perfectly good. The rollers, catches and hinges are not.\n\nUpgrading the hardware in a sound frame costs a fraction of new windows and transforms how they work. So we always price that option first, and we will tell you plainly when the frames genuinely are not worth keeping.
Fitting the things a new house was handed over without
New houses here are generally handed over without mosquito mesh, without safety grilles and sometimes without any glass in the staircase opening.\n\nThose are additions rather than repairs, and they are much easier to do before the house is fully furnished.\n\nSo it is worth getting them done early. We fit mesh in removable frames, grilles with an opening section on bedroom windows, and railings or glass to any stair or terrace edge that is currently open — which is the one on that list that genuinely matters.
